Booking & Reservation Terms

The following Terms and Conditions govern the short-term rental of furnished apartments with hotel-like services offered by RENTY 03 SAS. By making a reservation, you acknowledge and accept these conditions.

These terms apply to all reservations made through the website Les Écrins de la Haute-Ville. The customer acknowledges having read and accepted these Terms and Conditions before booking confirmation.

Article 2 – Services Included

RENTY 03 offers short-term rentals of furnished apartments located at 11 Rue de la Balance, Boulogne-sur-Mer. Rates include or provide access to:

Article 3 – Pricing & Tax

All prices are in Euros (€) and include all taxes (inclusive price). The VAT rate applicable to accommodation is 10%.

Occupancy Tax: An occupancy tax may be collected separately in accordance with local regulations.

Article 4 – Booking, Payment & Security

4.1. Booking Confirmation

Your booking becomes firm and final upon receipt of payment via our secure payment system. You guarantee full authorization to use the payment method provided.

4.2. Payment Methods

Payment is exclusively by credit card (Visa, Mastercard, American Express) through our secure payment provider Stripe. All transactions are secured by SSL encryption.

4.3. Payment Terms

Payment terms depend on the rate selected:

Article 5 – Security Deposit

A security deposit of €300 is required to cover potential damages, lost keys, or excessive cleaning costs. This is held as a bank pre-authorization (no immediate debit) and is released 3-7 days after departure, minus any deductions for damages.

Article 6 – Cancellation & Modifications

Lodging services do not benefit from the 14-day cooling-off period under consumer protection law.

Non-Refundable Rate

Non-refundable bookings cannot be cancelled or modified. No refund will be issued regardless of circumstances.

Standard Rate

Free cancellation up to 14 days before arrival. Cancellations within 14 days of arrival are non-refundable (100% charge applies).

Article 7 – Check-In & Check-Out

Check-In: Apartments are available from 4:00 PM via autonomous key box access.

Check-Out: Apartments must be vacated by 11:00 AM. Late checkout incurs an additional night charge.

Article 8 – House Rules & Guest Responsibilities

8.1. Use of Premises

Guests agree to use the apartments peacefully and in accordance with their intended purpose (residential holiday accommodation) and to return them in good clean condition.

8.2. Strict Prohibitions

Smoking/Vaping: Strictly prohibited inside apartments and common areas.

Parties & Noise: Parties, gatherings, and noisy activities (music, shouting) are strictly prohibited day and night.

Safety: Use of candles or open flames is prohibited.

8.3. Occupancy Limits

Maximum occupancy is 4 persons per apartment. Base rate applies for 2 persons. Additional guests: €15 per person per night.

⚠️ Exceeding capacity (more than 4 persons) results in:
  • Immediate contract termination without refund
  • Immediate expulsion
  • Forfeiture of entire security deposit (€300)
  • €500 penalty for serious breach of house rules

8.4. Pets

Pets are not permitted unless prior written approval and additional fees apply.

Article 9 – Liability & Insurance

RENTY 03 is not responsible for theft or damage to personal belongings. Guests are responsible for all damages caused by their actions.

Article 10 – Personal Data (GDPR)

Information collected during booking is used for rental management. You have the right to access, rectify, or delete your personal data in accordance with GDPR.

Article 11 – Governing Law & Disputes

These Terms and Conditions are governed by French law.

Amicable Resolution

In the event of a dispute between the professional and the consumer, both parties shall endeavour to find an amicable solution.

Consumer Mediation

Failing an amicable agreement, the consumer may refer the matter free of charge to the consumer mediator competent for the professional, namely the Association of European Mediators (AME CONSO), within one year of the written complaint addressed to the professional:

Competent Jurisdiction

In the absence of an amicable or mediated resolution, express jurisdiction is granted to the Commercial Court of the place of RENTY 03's registered office, or to the competent court under the rules of common law for consumers.
